Agency Fees…

 

Parkfields Estates offer 3 levels of lettings service.  Our fees for each service are published below in accordance with government guidelines.

 

FULLY MANAGED: 10% inc VAT

INCLUDES:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertaking inspections when required
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Negotiating renewals & issuing new agreements

 

RENT COLLECTION: 8% inc VAT

INCLUDES:

  • Collect and remit initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

 

TENANT FIND:

1 months rent (inc VAT)

INCLUDES:

  • Collect and remit initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct and pre-tenancy invoices
  • Make any HRMC deduction and provide tenant with the NRL8 (if relevant)

 

Additional Charges

Parkfields Estates are also permitted to charge the following additional non optional fees and chargesshould the circumstances arise:

  • Setup fee: £300 (inc VAT) Produce tenancy agreement, Deposit registration fee, inventory/pictures, referencing and associated paperwork , AML and right to rent checks and check in and check out of tenants
  • Deposit registration fee (if opted separately): £50 (inc VAT)
  • Renewals – rent review, inspection (if required) and producing new tenancy agreement: £60 (inc VAT)
  • Evicting tenants: £500 (inc VAT) PLUS COURT FEES if no attendance to court
  • Court attendance: £150 (inc VAT) per visit
